Selling real estate in today's market has many challenges.  Everywhere you turn; there is negative news about the economy and the real estate market.  If you need to sell, where do you start?

1. First, you will need to find a good Realtor.  You will need a Realtor that has the experience, knowledge, and integrity that you can trust. It is very important that you are comfortable with the Realtor you choose.  You will be working with this Realtor for several months and it is important that you and your Realtor can work together.
2. Be objective about your property.  Go look at other property. Have your Realtor show you what else is on the market.  You will need to see how your property compares to other property.  This will help you make a good decision when you have an offer.
3. You and your Realtor should make a list of things that you can do to improve your property.  Start with the small things.  Clean up the front of you house, trim back the planters, and add some new flowers.  Paint the front door, if needed.  Go through each room and clean up the clutter.
4. With your Realtor's help, price your property fairly.
5. Understand the selling process.  Your Realtor should explain this to you.
6. Know up front what is important to you.  Where you can be flexible?
7. Do not be offended if you have a low offer.  Do not let your emotions get in the way of negotiating.
8. Understand what a seller needs to disclose and what your responsibilities are.
